Permit-approved set → quantities and units by trade, measured from your drawings. Code review lives in its own tab. Costs are estimates from your unit prices.

Upload a floorplan
Choose a PDF. The app opens it, shows the sheets, reads any dimensions it can, and builds the takeoff. Scanned image PDFs can be viewed but not auto-measured yet — you enter the key dimensions and it calculates the rest.

Upload each discipline— drag a PDF onto its slot (or tap to browse). They all merge into one project; big files compress automatically.
Civil / Site— not a schedule count; site servicing is measured off the plans.
Drawings
The sheets Give Me The Cost read from the uploaded set. Click a sheet to view it. On the floor plan, coloured pins show exactly where code issues were found.
Your uploaded sheets appear on the Upload page. Full in-app sheet viewer is coming with saved projects.
Material takeoff
The app calculates the quantities from your drawing dimensions. You enter the unit cost for each material — the total = quantity × your price. Costs start blank on purpose.

Pricing: concrete uses a supplier price list (cost per m³ by mix class) with standard estimating adjustments applied. Mapping: footings/walls/basement → 20 MPa no-air $133 · suspended slab → 30 MPa no-air $148 · garage → 35 MPa C-1 air $171 (nearest to the 32 spec). Rebar: 15M $1,800/t · 20M $2,100 · 25M $3,000 · 30M $3,000. Other materials carry RETAIL SEED prices (homedepot.ca / rona.ca — Lowe's Canada is now RONA) — verify or overwrite with your supplier rates. Excavation is left unpriced: subs quote per loose yd³ + machine day rates. Change ceiling height 9–25 ft to update stud lengths & counts.
▸ Concrete supplier price list (per m³, supply)
20 MPa NO AIR (20N200) — $133 | 25 MPa (25N200) — $138 | 30 MPa (30N200) — $148
35 MPa NO AIR (35N200) — $158 | 40 MPa (40N200) — $169 | 50 MPa (50N200) — $190
Supplier notes: Polar Mix discount −$8/m³; 2% off for 30-day prompt payment (not auto-applied — subtract from cost if it applies).
This is a large (Part 3) building. The checks on this tab are Ontario Part 9 HOUSE rules — they don't apply here, so they're hidden. Part 3 buildings are reviewed under Division B Part 3 by the design team and municipal examiner; a large-building code module is on the roadmap.
Ontario Building Code review
A real Part 9 check. Enter the value from the drawing for each item — it’s compared live against the actual OBC requirement. Blank = not checked yet.
14 real OBC Part 9 checks — egress 9.9.10, stairs 9.8.2/9.8.4, handrail 9.8.7, guards & window fall protection 9.8.8, ceiling 9.5.3, hallway 9.5.7, door 9.5.5, smoke/CO 9.10.19, safety glazing 9.7.2. Enter the value from the drawing; it checks live against the real threshold. Auto-reading these off a drawing is the Claude-vision step. Approval likelihood is capped at 99% \u2014 this tool can’t issue formal approvals; the final 1% and the official decision rest with your municipal plan examiner.
