Formwork takeoff: measuring contact area the right way

Formwork is measured by contact area — the surface where the form touches the concrete — in square metres (m²). You sum both faces of every wall, the soffit of every suspended slab, column and beam surfaces, and the edges. The two rules that catch people: walls need form on both faces (×2), and single-faced forming against shoring costs far more per m².
Why contact area, not volume
You're not pricing the concrete here — you're pricing the forms that contain it, and their cost tracks the surface they cover plus the labour to build, place, strip and reset them. So a formwork takeoff sums the contact faces, in m².
- Wall forms — both faces: length × height × 2.
- Slab soffits — the underside of every suspended slab (the plate area).
- Column forms — perimeter × height.
- Beam sides & soffits — two sides plus the bottom.
- Edge forms — slab edges, curbs, steps.
- Footing forms — sides of footings and grade beams (none where poured against earth).
The rules that trip people up
- Both faces of walls. A wall needs form on each side — length × height × 2. Missing the doubling halves your forming.
- Single-faced costs more. Formed against shoring or an existing surface, one-sided forming is slower — commonly carried at a higher factor (often ~2.5×) than a standard two-sided wall of the same area.
- Soffits carry re-shoring. Suspended-slab soffits need re-shoring while the concrete gains strength — a real cost tied to the soffit area.
- Slab-on-grade needs almost none. Only the edges — it sits on the ground.
Formwork rides on the concrete read
Contact area is pure geometry off the concrete elements — the same walls, slabs and columns you measured for volume. Measure the concrete once and the formwork falls out of it, provided you remember to double the wall faces and flag the single-faced conditions.
